Project location?

This project is located on the beaches of Serena del Mar, a city within the city, planned and designed by global leaders in urban planning and landscape architecture. Conceived under the principles of urban planning, the Dream City is now home to the Caribbean campus of Universidad de los Andes and the Serena del Mar Hospital Center — a high-level hospital operated by the Fundación Santa Fe de Bogotá — in addition to many other facilities.

What is the payment method?

Our payment method is 40% down payment and 60% upon delivery of the apartment. You may propose a different payment plan, which will be reviewed by the corresponding department for feasibility.

Do I need to be there in person to complete the negotiation?

It is not necessary to do it in person; we have digital tools for the entire process, from your registration with the project's trust company to the formalization of the purchase agreement.

Can the apartments be rented through digital platforms?

The Horizontal Property Regulations allow for short-term rentals starting from 2 nights, provided that the requirements outlined in the project's horizontal property regulations are met.

Nearby entertainment, restaurant, and supermarket areas — when will they be developed?

The Las Ramblas Shopping Center is located 2.5 km away, currently offering multiple store and establishment options.

Are the beaches private?

According to Colombian law, beaches are public and cannot be privatized. However, they can be granted under concession (for use, enjoyment, and benefit for a specific period of time). Serena del Mar holds the concession for the beaches located in front of the morros condominiums.

When will the project reach the break-even point to begin construction?

Our projects have reached the break-even point in an average of 9 months in recent years. morros vita has 51.3% of its units sold as of July 2025.

What is the estimated appreciation of the project?

Our projects have experienced an appreciation of between 15% and 40% over a period of 3 years.
